Your mortgage is probably the biggest financial commitment you will have in your life, so you want to know that you have the right mortgage and the deal for you.

With so many Lenders, rates, fees and conditions, finding the right mortgage can seem overwhelming, so by choosing Homebird Mortgage Services, I will take this worry away from you. By understanding your needs, objectives and circumstances, I will advise you of the options.

My role is to help you;

  • Save money by not paying more than you need to for your mortgage
  • Recommend how to structure the term of your borrowing taking into account your age, objectives, retirement plans and your budget
  • Save time and money by focusing on lenders whose underwriting criteria will suit you
  • Save money by comparing rates and fees to recommend the most cost-effective solution for you
  • Feel confident that I am recommending the most appropriate solution for you and your circumstances, objective and goals

I achieve this by;

  • Listening to your objectives, goals, priorities, worries or concerns
  • Gathering detailed personal information at the start of the process
  • Research the market to find the lender and rate for you
  • Provide you with a full personal illustration and talk through all the features of my recommendation
  • Place your full mortgage application for you and liaise with you and the Lender throughout the process until your mortgage offer is issued

My fee for advice, research, recommendation and arranging your mortgage is £247.00, payable on application.

I understand that buying your first home is exciting and daunting all at the same time. I enjoy supporting first time buyers through the homebuying process and genuinely share in your joy on the day you collect your keys.

I will be there to support you throughout the entire process, right from your initial enquiry. I will explain the process right from the start and make sure you are comfortable all the way through, as well as being on hand to answer any questions you have and to liaise with your Estate Agent and Solicitor as needed.

I will take the time to explain the types of mortgages available, the rates and terms and will make a personal recommendation to you, having considered your deposit, future plans and budget. I will talk through any fees, your monthly repayments and features of the mortgage so you are happy and comfortable with the mortgage we are applying for.

I aim to be available and approachable throughout, and I will look after you and your mortgage personally.

It’s never to early to get in touch and I recommend that we talk early in the process so you understand the process, what deposit you will need, what documents you need and then to find out how much you could potentially borrow, (see our process section).

STEP 1

If you are thinking of buying your first home, moving home or reviewing your mortgage, please arrange an initial chat with us first. This can be over the phone, via Zoom or face to face, whichever is your preference.  This will give you the opportunity to share your plans with me, and for me to get to know about you and your circumstances. I will explain our process and full and will answer any questions you have.

I will always follow up with an email so that you have all of my details and my initial disclosure document.

STEP 2

I will do some initial research for you to make sure that I can assist you based on the details you have provided and to give you an initial idea of rates/costs/fees etc. I will also let you know what documents I will need from you to proceed further.

STEP 3

The next stage, when you are ready, is to apply for an Agreement in Principle, (AIP), sometimes called a Decision in Principle, (DIP). These mean the same thing. This is a personalised agreement by a lender to a certain amount of mortgage. To obtain this, I will need you to provide me with certain documents, (to include details of your income, expenditure and proof of your deposit if purchasing). At this stage, the lender will do a credit check on you.

STEP 4

Once you have found your dream home, investment property or wish to proceed with a re-mortgage, I will provide you with a full mortgage illustration, based on the actual purchase and mortgage figures, which I will talk through with you to make sure you fully understand the rate, repayments and all the features of the mortgage you are applying for. I will then place your full mortgage application for you. My fee of £247.00 is payable at this stage.

STEP 5

Your mortgage will then be underwritten by the lender, and they will ask me to provide certain documents to support your application. They will instruct the mortgage valuation, (and Homebuyers Survey if you have requested this). Once they are satisfied, they will issue your full mortgage offer. A copy will be sent to you and also to the Solicitors you have appointed, (or the lender has appointed if you are re-mortgaging with a free legal service).

STEP 6

The process really hands over to the Solicitor at this stage and they will request the searches, liaise with the seller or your existing lender, and work with you through to completion. I will be available for you throughout this time to answer any questions, call your Estate Agent or Solicitor on your behalf if you would like me to, or just generally offer reassurance for you.

STEP 7

During stages 6 and 7, I will talk to you about protecting your mortgage and your income so you have the peace of mind that should the unforeseen or worst happen, you and/or your family would not lose your home.

I can advise you on whether staying with your existing lender and ‘porting’ your current rate is best for you or if arranging your new mortgage with a new lender would be best financially. I will always offer the best advice for you personally – everyone’s circumstances are different.
